Floor Area Ratio (FAR) - also known as Floor Space Index (FSI), Plot Ratio, or Floor Space Ratio - is one of the most critical planning parameters in any jurisdiction. Getting FAR wrong leads to permit rejection and costly redesign. Getting it right maximises the buildable area you're legally entitled to.
Market-Specific FAR Rules
- USA: FAR varies by zoning district within each city. New York City uses FAR extensively; a residential zone might permit FAR 0.5 while a commercial corridor permits FAR 15. Bonuses are available for affordable housing, setback, and public space provisions.
- Dubai / UAE: DCD Plot Ratio rules vary by zone and building use. Free zone authorities (Trakhees, JAFZA) have their own specific plot ratio frameworks.
- UK: Plot ratio is less rigidly codified than in some other markets, but GEA (Gross External Area), GIA (Gross Internal Area), and NIA (Net Internal Area) measurements are critical for planning statements and valuation.
- Australia: FSR (Floor Space Ratio) is controlled by local council LEP (Local Environmental Plan). Non-compliance results in refusal of the DA (Development Application).
